The supply of properties on the secondary housing market in Baku has significantly increased from April 2024 to April 2025.
This is stated in a report by the Azerbaijan Appraisers Chamber, according to city.az.
According to the document, by early 2025, the number of apartments listed for sale had increased by approximately 17% year-over-year.
By December 2024, the total number of apartments offered for sale in the city exceeded 7,000.
The supply includes both new-build apartments and properties in older buildings.
At the same time, structural changes have been observed: the share of apartments in older buildings has increased. This is due to reduced buyer interest in buildings constructed before 1970, mainly because of mortgage lending restrictions on such properties.
The supply of new developments remains high thanks to the continuous introduction of new projects to the market.
